ResortVest is a real estate referral and deal-facilitation firm — connecting landowners, developers, and investors — focused exclusively on resort communities across the American West and Hawaii.

Founding thesis

Why we exist.

The resort towns of the American West and Hawaii — the Sierra Nevada, the Rocky Mountain corridor, the Cascades, the desert Southwest, and Hawaii's resort coast — are experiencing sustained, structural demand for both housing and lifestyle-driven real estate. Yet development sites and investment opportunities in these markets remain fragmented, relationship-driven, and difficult for outside capital and outside developers to access.

ResortVest exists to close that gap from both directions: as the connective tissue between landowners and developers who need each other to move a resort real estate deal forward, and as a referral partner that connects capital to the opportunities those relationships uncover.

Leadership

Gary Rudlaff, Founder & Designated Broker.

Gary Rudlaff has spent 50 years as a licensed real estate broker, with a career built almost entirely inside vacation and resort real estate. He has worked as a consultant and operational leader for Resort Vacation Ownership development companies on subdivision filing, development approval, and compliance, and on sales and administration startups for newly entitled properties — work that has taken him into development teams across most of the major resort markets in the West, as well as resort and vacation markets in Alabama, New Jersey, Pennsylvania, Virginia, and Texas.

Over the course of his career, Gary has held operational and consulting roles with Wyndham, Hilton, Hyatt Vacation Ownership, ResortQuest, and TurnKey Vacation Rentals. He currently serves as the Designated Broker for Vacasa across seven states, including Hawaii, and previously served as the designated broker for Pacaso in Hawaii and three other states during its startup phase.

Gary founded and sole-owns ResortVest to bring that half-century of resort real estate experience directly to landowners, developers, and investors working in the western resort market.

Our approach

Depth over breadth.

We work in a small number of markets rather than a long list of metros, because resort real estate rewards local knowledge — permitting quirks, seasonal demand patterns, water rights, and the specific buyer profile of each town.

That same discipline shapes our referral network. We introduce investors to opportunities we've evaluated ourselves or that come through relationships we've built directly, rather than aggregating listings at scale.

Two business lines, one advantage

Deal-making and referral reinforce each other.

Working directly with landowners and developers gives us ground-level insight into what's actually happening in each market — pricing, absorption, permitting timelines — that most referral-only firms don't have. Our investor relationships, in turn, give the deals we structure access to capital that understands resort real estate and doesn't need it explained.
